During the initial phone inquiry, we will arrange a free consultation and site visit to your home. This meeting will allow us to carry out a site survey and gather all necessary information needed to assess the project. When requested, we can discuss and contribute to the design process giving the benefit of our past experience. |

Planning Permission |
We can advise if planning permissions will be required and, if requested, we can recommend engineers and architects, with whom we work with regularly, who can assist in the planning application process. Planning permission will not be normally needed for:
- single storey rear extensions of maximum depth of 3 meters beyond the rear wall for an attached house and 4 meters beyond the rear wall for a detached house.
- front porches: If the ground floor area (measured externally) would exceed 3 square metres.

Work from Architect's Plans or as Directed by the Client |
We are happy to work from architects or engineers drawings when available, however, the majority of our projects are carried out without them. Drawings are not necessary for standard conversions carried out by professional contractors who have the expertise and experience to know exactly what's required to comply with building regulations. However, if your extension does require planning permission, you will need to submit architects drawings to the local authorities to gain approval. |

Free Quotation |
Following our meeting, we will provide you with a detailed quotation for the entire project. We will itemize each task being undertaken and what materials and fittings are included - so that there will be no doubt as to what is being included and excluded from the costing. Normally our quote will include everything needed for the job with the following exceptions:
- the purchase (not the fitting) of doors and windows (except Velux windows) - clients generally prefer to choose their own doors and windows and we then fit them as part of the basic project costing.
- the purchase (not the fitting) bathroom suites and toilets - again clients generally prefer to choose their own.
- painting - we can quote for this seperately if requested but some clients prefer to do this themselves.
- the purchase of a central heating boiler - although the fitting of this is normally included.
If the quotation is accepted then we will provide you with a schedule of work and a full contract for the project. |

Pricing |
We can guarantee that our pricing will be among the most competitive you will receive. However, this does not always mean we will be the cheapest - because our quote will include everything you will need for the entire project and there will be no hidden extras. Also, although our rates are competitive, we always use top quality materials for the job. We do not make saving by using cheaper and inferior raw materials which could result in the longer term problems for the client. The main reason we are able to provide such competitive quotes is quite simply because of the speed at which we can get the job done. All of our staff work have a strong work ethic and work continuously until the job is done. Our staff are well paid and highly motivated and take great pride in what they do. |

Paying us |
Payments are generally made on the basis of work done by us. Staging is normally at following points: |
For a home extension and outhouse
£250 booking fee on contract signing
10% on startup (less the £250 already paid)
20% when the foundations and concrete floor are completed
20% when the walls are completed
20% when the roof is completed
20% when the plastering is completed
10% on completion and sign off by the client |
For a loft conversion:
£250 booking fee on contract signing
10% on startup (less the £250 already paid)
25% when the RSJ's are installed
30% when the stairs and floor are installed
25% when the plastering is completed and windows installed
10% on completion and sign off by the client |

The Materials we Use |
As mentioned above, we only use the best raw materials available for the job and we dont make savings or cut corners by using cheaper or less effective products. For example, we use Kingspan floor and wall insulation. For the roof, we use Rockwool insulation with breathing felt. For loft conversions, we fit tongue and groove natural pine floorboards and skirting board. We also use half inch plasterboard and pvc facia, soffit, gutters and downpipe throughout. For steel, we always use high strength steel approved for purpose by our engineers. |

Guaranteed Start Dates |
When the quotation is accepted we discuss and agree start dates and advise on how long the project will take. Once we commit to a start date we guarantee to keep to this date regardless of any other projects that we may have underway at the time. |

Realistic Completion Dates |
We always give our clients a realistic completion date for the project. We are aware that clients make advance preparations for our work, such as scheduling time off work, plan for events and installations of furniture or appliances etc all after the expected completion date of our project. |

Clean and Tidy Work Environment |
During our work, we maintain a clean and tidy working-environment at all times. We respect the home environment in which we are working. Each evening, we clean up the working environment tidying up our tools, equipment and working materials as much as possible. |

Work Continues until Completion without Interruption |
Regardless of other projects that we may have underway at the time, we continue with each project until completion and without interruption. Because we dedicate specific staff for the duration of the project, we do not therefore need to re-allocate these staff to different projects at the same time. We are aware of the lifestyle disruption caused by construction work in your home and we try to minimize this as far as possible. |

Ongoing Relationship with your Project Manager |
For the duration of the project, the client will have an ongoing dialogue with our project manager. This is necessary to discuss the detail of the work being carried out, such as for example, where to position plus sockets, light switches and so on. |

Finishing Touches |
We take great care to ensure that all fixtures and fittings are correctly fitted at the correct locations chosen by the client. We then test each to ensure they are fully working. Painting and decorating where required is also done to a high standard throughout. |

We NEVER leave! |
As we approach the final stages of the project, we do a walk through with the client of all work done to date. During the walk through, we make out a snag list of all outstanding issues. Over the coming days, we fix each of these issues. After that, we verify with the client that this work has been properly done. If further issues arise we will look after these also. In summary, we NEVER leave the job until the client is fully happy. |

Project Completion |
Once the project is completed as agreed and signed off by the client, we will remove all of our working materials, tools, waste materials and skips. We then do a final cleanup thus returning the site to the owner in good condition. |
